Q. What makes ILikeMOHomes.com different?
A. We don’t believe you should have to give away 6 percent of your home to sell it. So, we’re using technology to drastically reduce the price of essential real estate services. With us, you’ll save thousands of dollars, but still receive all the help you need to sell your home.
Q. What about showings?
A. We put your name directly on the account both on ILikeMOHomes.com and on the MLS. You know your home best and are its best salesperson. We feel like we would just get in the way. By letting you do the showings, we put your home’s best salesperson front and center. Just as important, we reduce costs, allowing you to save thousands of dollars. If you believe in the more traditional relationship, where the broker does all the showings, we would be happy to oblige for the regular 6 percent that traditional broker’s charge. Or we’ll do open houses for a flat fee of $100 for two hours. Both options are easy money for us, just as it is for traditional brokers. But we don’t think that’s a very good deal for you, and that’s why we offer the flat-fee option instead – and encourage you to take that option.
Q. Why doesn't everyone do it this way?
A. Because, as explained in the question above the traditional real estate delivery model is easy money for the broker. We’ll be happy to take that money too, but believe there’s a better option out there for sellers. One that’s just as effective, but at a far more affordable price.
Q. Is saving thousands of dollars through flat-fee for everyone?
A. No. There are decent reasons why some people would want to go with a traditional broker. Just be ready to pay.
Q. Do you work with other Realtors?
A. Yes. When you put a home on the MLS, you essentially deputize every other member of the MLS to sell your home. Of course, that comes with a price, and the price is that you have to agree to pay those brokers a fee if they find a buyer for your home. We offer co-operating brokers 3.5 percent. That’s an added half-percent over the typical arrangement because we want to give them extra incentive to sell your home.
Q. What about lockboxes?
A. We recommend that you put a lock box on your home. The upside of a lock box is that brokers on the MLS can show your home at any time, when you’re home or not. (You will be informed every time your home is shown.) The downside is the same – your home is constantly on call, so you have to keep it clean for prospective buyers to view it. (Same people might think this is a good thing.)
